Checking Airbnb settings before going live

In this section we will check the settings for a listing before making it live.

Step 1: Click on "Listings" tab.

Step 2: Click on a listing which needs to be checked.

Step 3: Go to "Photos" section and make sure that none of the pictures are broken.

Step 4: Go to the "Rooms and spaces" section and click on "Edit".

Step 5: Click on "Bedroom" dropdown.

Step 6: Check that all the information is correct under "Bedroom".

  1. Picture - Should be present and show correctly. If there is no image, click on "Edit Photos" to add a new picture
  2. Shared with others - Should always be NO
  3. Sleeping arrangements - Should show the correct number of beds
  4. Has private attached bathroom - Should be ticked if there is an attached bathroom, otherwise should be left unticked.

Step 7: Click on "Bedroom 2" dropdown.

Step 8: Check that all the information is correct under "Bedroom 2".

  1. Picture - Should be present and show correctly. If there is no image, click on "Edit Photos" to add a new picture
  2. Shared with others - Should always be NO
  3. Sleeping arrangements - Should show the correct number of beds
  4. Has private attached bathroom - Should be ticked if there is an attached bathroom, otherwise should be left unticked

Step 9: Click on "Full bathroom" dropdown.

Step 10: Check that all the information is correct under "Full bathroom"

  1. Picture - Should be present and show correctly. If there is no image, click on "Edit Photos" to add a new picture
  2. Shared with others - Should always be NO

Step 11: Click on "Full kitchen" dropdown.

Step 12: Check that all the information is correct under "Full kitchen".

  1. Picture - Should be present and show correctly. If there is no image, click on "Edit Photos" to add a new picture
  2. Shared with others - Should always be NO

Step 13: Click on "Living room" dropdown.

Step 14: Check that all the information is correct under "Living room".

  1. Picture - Should be present and show correctly. If there is no image, click on "Edit Photos" to add a new picture
  2. Shared with others - Should always be NO
  3. Sleeping arrangements - Should show the correct number of beds including sofa beds

Step 15: Go to "Who are these spaces shared with?" section.

All these boxes should be unticked -

  1. Me
  2. family, friends, or roommates
  3. Other guests

Step 17: Go to the "Amenities" section and click on "Edit".

Step 18: Check that all the information is correct under "Amenities".

These amenities should always be ticked as these are standard across all the listings -

  1. Essentials
  2. Kitchen
  3. Air conditioning
  4. Heating
  5. Hair dryer
  6. Hangers
  7. Iron
  8. Hot water
  9. TV
  10. Shampoo
  11. Bed linens
  12. Extra pillows and blankets
  13. Wifi
  14. Laptop friendly workspace
If there are additional amenities present at the property apart from the listed ones above, they should be check off as well.

Step 19: Go to "Additional" section and click on "Edit".

Step 20: Check that all the information is correct under "Additional" section.

  1. Microwave - Checked
  2. Coffee maker - Checked
  3. Refrigerator - Checked
  4. Dishwasher - Checked
  5. Dishes and silverware - Checked
  6. Cooking basics - Should not be checked
  7. Oven - Checked
  8. Stove - Checked
  9. Facilities - Should have all the options checked which apply to the property
  10. Outdoor space - Should have all the options checked which apply to the property
  11. Special amenities - Should have all the options checked which apply to the property

Step 21: Click on "Back to amenities" to go back to main amenities page.

Step 22: Go to "Family" section and click on "Edit".

Step 23: Check that all the information is correct under "Family amenities" section.

If there are additional amenities present at the property apart from the listed ones below, they should be check off as well.

Step 24: Click on "Back to amenities" to go back to main amenities page.

Step 25: Go to "Logistics" section and click on "Edit".

Step 26: Check that all the information is correct under "Logistics" section.

These amenities should not be ticked -

  1. Luggage dropoff allowed
  2. leaning before checkout

These should be ticked -

  1. Long term stays allowed

Step 27: Click on "Back to amenities" to go back to main amenities page.

Step 28: Go to "Accessibility" section and click on "Edit".

Step 29: Check that all the information is correct under "Accessibility" section.

All the information needs to be checked which applies to the unit.

Step 30: Click on "Back to amenities" to go back to main amenities page.

Step 31: Go to "Home safety" section and click on "Edit".

Step 32: Check that all the information is correct under "Home safety" section.

These amenities should always be ticked -

  1. Fire extinguisher
  2. Carbon monoxide detector
  3. Smoke detector
  4. First aid kit

Fill in the information in these sections if you know it.

  1. Fire extinguisher

Add emergency numbers for the area if you do not know specific numbers.

  1. Medical - If you do not know specific number, add 911
  2. Fire - If you do not know specific number, add 911
  3. Police - If you do not know specific number, add 911

Step 33: Click on "Back to amenities" to go back to main amenities page.

Step 34: Go to "Location" section and click on "Edit".

Step 35: Check that all the information is correct under "Location" section.

Tick all the amenities which apply to the listing.

Step 36: Click on "Back to amenities" to go back to main amenities page.

Step 38: Go to the "Title & description" section and click on "Edit".

Step 39: Check that all the information is correct under "Title & description".

Title and description should always be in standard format.

These fields should always be filled out -

  1. Title
  2. Summary
  3. The space
  4. Guest access - Selection should be "I give my guests space but am available when needed"
  5. Guest interaction
  6. Other things to note - This does not needs to be filled in always but is good to let the guests know about any negatives of the property beforehand
  7. Overview
  8. Getting around

Step 41: Go to the "Property and guests" section and click on "Edit".

Step 42: Check that all the information is correct under "Property and guests".

Step 44: Go to the "Location" section and click on "Edit".

Step 45: Check that all the information is correct under "Location".

Step 47: Go to the "Guest resources" section and click on "Edit".

Step 48: Check that all the information is correct under "Guest resources".

These fields should always be filled out -

  1. Wifi network name - Should be "stayd"
  2. Wifi password - Should be "travelwell"

Step 50: Click on "Booking settings" tab.

Step 51: Go to the "How guests can book" section and click on "Edit".

Step 52: Check that all the information is correct under "How guests can book".

This should be selected -

  1. Guests who meet all your requirements can book instantly. Others will need to send a reservation request

Step 54: Go to the "Guest requirements" section and click on "Edit".

Step 55: Check that all the information is correct under "Guest requirements".

This should be selected -

  1. Recommendation from other hosts

Step 57: Go to the "House Rules" section and click on "Edit".

Step 58: Check that all the information is correct under "House Rules".

  1. Suitable for children (2-12 years) - Should be checked on based on the listing
  2. Suitable for infants (under 2 years) - Should be checked on based on the listing

These should always be "No" -

  1. Pets allowed
  2. Smoking allowed
  3. Parties and events allowed

  1. Additional rules - Should have the standard house rules pasted in text box
  2. Must climb stairs - Should be checked if applies. Make sure there are details below of how many flights of stairs, so guests know what to expect.
  3. No parking on property - Should be checked if applies. If checked, list some other nearby parking options below. Make sure to note if they are free or paid.

Step 60: Go to the "Policies" section and click on "Edit".

Step 61: Check that all the information is correct under "Policies".

  1. Check-in start time - Should be 4PM
  2. Checkout time - Should be 11AM
  3. Strict - Should be selected

Step 63: Click on "Pricing" tab.

Step 64: Go to the "Nightly price" section and click on "Edit".

Step 65: Check that all the information is correct under "Nightly price".

  1. Smart Pricing - Should be OFF
  2. Base price - It does not matters as we use price slabs

Step 67: Go to the "Length-of-stay discounts" section and click on "Edit".

Step 68: Check that all the information is correct under "Length-of-stay discounts".

  1. Weekly discount - Should be 10%
  2. Weekly discount - Should be 15%

Step 70: Go to the "Standard fees and charges" section and click on "Edit".

Step 71: Check that all the information is correct under "Standard fees and charges".

  1. Cleaning fee - the correct amount for the listing
  2. Security deposit - $300 is standard. For high end listings, this may be more.
  3. Extra guests - $25
  4. For each guest after - Number should be equal to the number of guests that standard beds can sleep (if there are 2 queen beds and one sofa bed, it should be 4)
  5. Weekend pricing - No value should be entered
  6. Weekend pricing - No value should be selected

Step 73: Click on "Availability" tab.

Step 74: Go to the "Reservation preferences" section and click on "Edit".

Step 75: Check that all the information is correct under "Reservation preferences".

  1. Advance notice - "At least 1 day's notice"
  2. For Instant Book hosts: Allow guests to send reservation requests without advance notice - Should be checked
  3. Preparation time - "None"
  4. Booking window - "9 months into the future"

Step 77: Go to the "Trip length" section and click on "Edit".

Step 78: Check that all the information is correct under "Trip length".

  1. Minimum stay - Should be blank
  2. Minimum stay - Should be blank

Step 80: Go to the "Check-in and checkout" section and click on "Edit".

Step 81: Check that all the information is correct under "Check-in and checkout".

  1. Check-in start time - 4PM
  2. Checkout time - 11AM
  3. Specify days of the week when guests can’t check in - Should not be set
  4. Specify days of the week when guests can’t check out - Should not be set

Step 83: Click on "Preview listing" tab.

Step 84: Check if all the information is correct on preview page.
