Create a new Airbnb listing without photos- phase 1

In this section we will see how to add a new Airbnb listing.

Step 1: Click on "Listings".

Step 2: Click on three dots next to "Template" listing and then click on "Duplicate".

If you have already created a listing for that building, you may duplicate that listing instead. This will save you time since the amenities will be updated for that building.

"Template" listing can be duplicated as many times as required. For example, if you are trying to create three new listings, you can click on Duplicate three times.

Step 3: Click on "No thanks" in the pop-up window.

Step 4: Click on "Finish" button for the duplicated listing.

Step 5: Click on "Continue" button.

Step 6: Fill the information in "What kind of place are you listing?".

  1. Type of unit - Select whether it is an Apartment or a House or a Bed & Breakfast.
  2. Property type - Select from the list (Most of the properties are apartments but you can select some other option too depending on property type).
  3. What will guests have? - Should be set to "Entire Place".
  4. Is this set up as a dedicated guest space? - Should be set to "Yes, it's primarily set up for guests".
  5. Next - Click on Next to go to next page.

Step 7: Fill the information in "How many guests can your place accommodate?".

  1. Guests - Set correct number of guests. You can increase/decrease the number by clicking on "+" or "-" signs respectively.
  2. How many bedrooms can guests use? - Should be the number of bedrooms in the unit.
  3. How many beds can guests use? - Should be the total number of beds in the unit including sofa beds. E.g. If the unit has 2 queen/king beds and 1 sofa bed, the total beds should be 3.
  4. Bedroom 1 - Check if the information is correct.
  • To change the information, click on "Edit beds" next to "Bedroom 1".
  • Increase/decrease the beds by clicking on "+" or "-" signs respectively.
  • Click on "Done" to save changes.
  1. Bedroom 2 - Check if the information is correct
  • To change the information, click on "Edit beds" next to "Bedroom 2".
Repeat this step for all bedrooms.
  • Increase/decrease the beds by clicking on "+" or "-" signs respectively.
  • Click on "Done" to save changes.
  1. Common spaces - Check if the information is correct
  • To change the information, click on "Edit beds" next to "Common spaces".
  • Increase/decrease the beds by clicking on "+" or "-" signs respectively.
  • Click on "Done" to save changes.
  1. Next - Click on Next to go to next page.

Step 8: Fill the information in "How many bathrooms?"

  1. Bathrooms - You can increase/decrease the number by clicking on "+" or "-" signs respectively.
  2. Next - Click on Next to go to next page.

Step 9: Fill the information in "Where's your place located?"

  1. Street address - Enter the address
  2. Apt, Suite - Enter the apartment number in the format "#12". If it is a single family home where there is no apartment number, you can leave it blank.
  3. Next - Click on Next to go to next page.

Step 10: Fill the information in "Is the pin in the right place?"

  1. Pin - Check if the pin is at right location on map. You can drag the pin to adjust location.
  2. Looks good - Click on Looks good to go to next page.

Step 11: Fill the information in "What amenities do you offer?"

All these amenities are checked by default and they need to remain checked. If there is any other amenity which the building or apartment has, you can check it.

  7. Air conditioning

  15. Next - Click on Next to go to next page.

Step 12: Fill the information in "What spaces can guests use?"

  1. Check all the areas which apply to the property. Uncheck any that don't apply.
  2. Finish - Click on Finish to go to next page.

Step 13: Click on "Continue" button in "Set the scene" section.

Step 14: Add photos to your listing.

  1. Upload photo - You should add one photo in this step, usually the floor plan. You can remove it later before making the listing live.
  2. Next - Click on Next to go to next page.

Step 15: Fill information in "Describe your place to guests".

  1. We will skip this section and fill his out later.
  2. Next - Click on Next to go to next page.

Step 16: Fill information in "Name your place".

  1. Enter name in this format - "(Adjective - Bedroom count - Number of bathrooms - Something about the building) by Name". For example - "Beautiful 2 BR/2 BA with pool by Howard". ("BR" and "BA" should be in capital letters).
  2. Next - Click on Next to go to next page

Step 17: Click on "Continue" button.

Step 18: Review the settings and click on "Next".

Step 19: Fill information in "Set house rules for your guests".

  1. Suitable for children (2-12 years) - Yes
  2. Suitable for infants (Under 2 years) - Yes
  3. Suitable for pets - No
  4. Smoking Allowed - No
  5. Events or parties allowed - No
  6. Next - Click on Next to go to next page

Step20: Review the settings and click on "Next".

Step 21: Click "Next" on "Here's how guests will book with you" page.

Step 22: Fill information in "Successful hosting starts with an accurate calendar".

  1. Got it! I'll keep my calendar up to date - Should be checked
  2. Next - Click on Next to go to next page

Step 23: Fill information in "Two questions to get started with your settings".

  1. Have you rented out your place before - Yes
  2. How often do you want to have guests - As often as possible

Step 24: Fill information in "How much notice do you need before a guest arrives".

  1. Set it to 1 day
  2. Next - Click on Next to go to next page

Step 25: Fill information in "How far in advance can guests book?".

  1. Set it to "Dates unavailable by default"
  2. Next - Click on Next to go to next page

Step 26: Click "Next" on "How long can guests stay?" page.

Step 27: Click "Next" on "Do you want to connect another calendar with your Airbnb calendar?" page.

Step 28: Click "Next" on "Update your calendar" page.

Step 29: Fill information in "Price Your Space".

  • Scroll down to the bottom and click on "Use base price only" link.
  • Enter the base price for unit and click Next. This is a rough estimate of what the unit would be per night. It doesn't matter much, since we will change it later with PriceLabs.
  • Click Next.

Step 30: Fill information in "Something special for your first guests".

  1. Don't add a special offer - Should be selected
  2. Next - Click on Next to go to next page.

Step 31: Fill information in "Something special for your first guests".

  1. Weekly discount - 10%
  2. Monthly discount - 15%
  3. Next - Click on Next to go to next page.

Step 32: Click "Next".

Step 33: Click "Finish".

Step 34: Click "Publish".

Step 36: Go to "Title & description" section and click "Edit".

Step 37: Fill information in "Title & description".

  1. Internal Name - Format should be (Building Number - Street Name in abbreviated format - Street, shortened to St - #Unit number). For example "18220 N 68th St #12".
  2. Save - Click on save to make changes.

Step 38: Go to "Amenities" section and click "Edit".

Step 39: Select the amenities that apply to the property.

We will leave all the items which are already checked off, as it is as they apply to all our properties. Any additional amenity needs to be check from the list.

Step 40: Click on "Edit" next to "Additional".

Step 41: Select the additional amenities that apply to the property.

  • Check the amenities which apply to the property. From the already checked amenities, review them and uncheck if anyone does not applies to the property.
  • Click on Save to make changes.

Step 42: Click on "Edit" next to "Family".

Step 43: Select the family amenities that apply to the property.

  • Check the amenities which apply to the property. From the already checked amenities, review them and uncheck if anyone does not applies to the property.
  • Click on Save to make changes.

Step 44: Click on "Edit" next to "Logistics".

Step 45: Select the logistics amenities that apply to the property.

  • None of these should be checked.
  • Click on Save to make changes.

Step 46: Click on "Edit" next to "Accessibility".

Step 47: Select the Accessibility amenities that apply to the property.

  • Check the amenities which apply to the property. From the already checked amenities, review them and uncheck if anyone does not applies to the property.
  • Click on Save to make changes.

Step 48: Click on "Edit" next to "Home safety".

Step 49: Select the home safety amenities that apply to the property.

These should always be checked -

  1. Fire extinguisher
  2. Carbon monoxide detector
  3. Smoke detector
  4. First aid kit

Enter "911" for Emergency phone numbers -

  1. Medical
  2. Fire
  3. Police

  1. Save - Click on save to make changes.

Step 51: Click on "Listings" tab.

Step 52: Select the listing and click on "Edit Selected".

In order to make changes to multiple listings, select all the listings you want to edit and then click on "Edit selected". The changes done will get applied to all of the selected listing.

Step 53: Click on "Fees and charges" under "Pricing".

Step 54: Fill details for "Fees and charges".

  1. Cleaning Fee - the cleaning fee amount for the listing
  2. Extra Guests - $25
  3. For each guest after - Number should be equal to the number of guests that standard beds can sleep (if there are 2 queen beds and one sofa bed, it should be 4)
  4. Security deposit - $300 is standard. For high end listings, this may be more.
  5. Save - Click on Save to make changes.

Step 55: Click on "Check-in method" under "Listing details".

Step 56: Choose the options below

  1. Smart lock - Should be selected
  2. Save - Click on Save to make changes.
