Staging for professional photographer

Please follow this guide to ensure that the apartment is properly staged for the photographer. You can bring items from one room to another during the shoot to make it look more presentable.

General staging

  1. Remove all trash cans
  2. Make sure all light bulbs are the same brand and type (incandescent or LED). Having different light bulbs causes photos to come out uneven.
  3. Blinds and curtains should be fully opened and even

Bathroom

  1. Toilet seats should be down
  2. Shower curtain open if there is one
  3. Fresh roll of toilet paper on the holder folded into a triangle. Do not have extra toilet paper on top of the toilet
  4. Close the bathroom door if it's next to the kitchen
  5. 3 bottles of soap, 3 bottles of shampoo, and 3 bottles of body wash next to sink
  6. Remove all other items from the sink, including pump soap hand containers
  7. Remove plunger
  8. Hang towels from towel racks
  9. Bath mat hanging over the side of bathtub or folded on next to entrance of shower on the floor
Do not hang towels or bath mats over the top of shower doors.

Dining room

  1. Set table like the photo below. Don't put out silverware.

Kitchen

  1. Remove all pots and pans from the stove, except the tea kettle
  2. Leave the following items on the counter
    1. Coffee maker
    2. Coffee in mason jar
    3. Knives in holder
  3. Remove all other items, including pump soaps, paper towels, sponges, etc.

Bedrooms

  1. Make beds tightly to avoid wrinkles
  2. Use decorative throw blanket if available
    1. the decorative throw blanket should be draped diagonally across the bed corners
    2. if the blanket has frills make sure they hang down on each side
  3. Each bed should have 5-6 pillows
    1. 4 regular
    2. 2 decorative or 1 centered
      1. only use 2 decorative pillows if they match in style and are the same shape
      2. use one decorative pillow in the center if it does not match
  4. 2 towels folded neatly on the bed

Living room

  1. Decorative pillows on couch
  2. 1 photo of the couch in normal position
  3. 1 photo of the couch folded out as a bed
    1. Make the bed
    2. 4 pillows
    3. 2 decorative or 1 centered
      1. only use 2 decorative pillows if they match in style and are the same shape
      2. use one decorative pillow in the center if it does not match
    4. Decorative throw
  4. 2 towels folded neatly on the bed
Pillow opening should face towards the middle of the bed.
